The route of Kanal Istanbul has been determined

The zoning plans constituting the periphery of the Kanal Istanbul Project, whose 3 phases have been approved by the Ministry of Environment and Urbanization, cover approximately 133 million 640 thousand square meters in Arnavutköy and Başakşehir districts.

Environment and Urbanization Minister Murat Kurum approved 3 of the 7 stages of the development plans prepared in accordance with the “Istanbul Province European Side Reserve Building Area 1/100,000 scale Environmental Plan” amendment, which covers the Canal Istanbul Project area.

Thus, in the Kanal Istanbul Project, many new steps were determined in the area covering Arnavutköy and Başakşehir, from housing to green space, from the number of housing floors to transportation routes.

According to the information received from the Ministry officials, the “European Side Reserve Building Area 1/100,000 scale Environmental Plan” amendment, which constitutes the periphery of Kanal Istanbul and was approved by the Ministry of Environment and Urbanization on December 23, 2019, was revised and suspended again upon appeals.

On 29 June, the Minister Institution approved the “1/100,000 scale Environmental Plan Amendment for the European Side Reserve Construction Area of Istanbul Province” and, accordingly, the 3 stages of the 1/5000 scale Master and 1/1000 scale Implementation Development Plans.

The 3 phases of the 7-stage zoning plans that form the periphery of the Kanal Istanbul Project include Arnavutköy and Başakşehir.

The first stage of the plans is 3 thousand 982.6 hectares, the second stage is 3 thousand 488.6 hectares, and the third stage is 5 thousand 893 hectares, a total area of 13 thousand 364.2 hectares, that is, approximately 133 million 640 thousand square meters. is formed.

In the approved stages, with the decision of the said zoning plans, housing, trade, tourism, social facilities, official institutions, technical infrastructure usage, logistics facilities and fair areas, technology development zone and large green areas will be built.

Within the scope of the plans, ecological corridors with walking and cycling paths and green areas will also be created.
Focusing on green areas in the Kanal Istanbul Project, the Ministry allocated approximately 60 million 663 thousand square meters, which constitutes approximately 52 percent of the planning area, as “green areas, roads and social reinforcement areas”.

NO HIGH BUILDINGS ALLOWED

With the arrangement made, horizontal architecture was taken as a basis in the residential areas. Accordingly, the residences will not exceed 3 floors in height with a precedent of 0.50.
In the social reinforcement areas, a precedent decision will be made between 0.75 and 1.50, and the building heights will be built as 3 floors and 4 floors.
Thus, the construction of high-rise buildings will be prevented in residences and social facilities.

ROUTES ARE ALSO DETERMINED

With the zoning plans, arrangements were made to facilitate the transportation of Kanal Istanbul.

By creating a transportation scheme, the routes that will enable Kanal Istanbul to be connected to the center of Istanbul and intercity roads with the highway, metro and rail systems to be built were determined.

These routes will be in the form of “Halkalı-Istanbul airport-Gayrettepe rail system line, Northern Marmara highway connection and route, Küçükçekmece-Avcılar highway crossing route, E 5 highway connection and transition route and TEM highway connection and route”.

The Ministry continues to work on the zoning plan for the other 4 stages where the lake and its surroundings and protected areas are concentrated.
